Time to Prepare for cooler weather

Here are a few suggestions from AUSTIN PROPERTY DOCTORS
1.Insulate exposed pipes in crawlspaces or pier-and-beam foundations
to prevent freezing during rare cold snaps (e.g., February 2021 freeze).
Also, if your attic is not a controlled or conditioned space sealed to be
part of the thermal envelope. Pipes will freeze and burst creating a flood,
and a real mess.
2.Check weatherstripping on doors and windows to retain heat,
especially in older Austin homes.
3. Heating System Maintenance
Schedule professional furnace or heat pump servicing before winter.
Clean or replace filters in heating systems to handle cedar pollen spikes in late fall.
4.Chimney and Fireplace
Have chimneys cleaned and inspected, as Hill Country homes often use
wood-burning fireplaces.
Check for creosote buildup or animal and insect nesting.
Inspect dampers and seals for proper operation to prevent heat loss.
Close them if not using the fireplace.
5.Gutters and Roof
Clear gutters of fall leaves to prevent blockages before winter rains.
Inspect roof flashing and vents for wear, as heavy rains can exploit weak spots.
