Real estate sales agents are expected to have a broad working knowledge across many subjects, particularly the mechanical, structural, and electrical systems that make a home functional. While they do not practice law, they must develop a strong understanding of contracts, disclosures, and the legal framework surrounding a transaction. Just as attorneys must understand far more than statutes and case law to serve their clients effectively, skilled realtors go well beyond basic sales knowledge.

If an agent does not understand how a home’s major systems operate, how can they accurately assess value, write a clear and compelling MLS listing, or confidently negotiate a fair price? On the buyer side, a realtor must be able to evaluate whether a property represents a sound investment and whether it can be presented to their client as a fully functional home—or whether significant issues exist that should be addressed through inspection, negotiation, or price adjustment.

The old concept of caveat emptor (“buyer beware”) is no longer acceptable in today’s real estate market. Buyers and sellers alike expect transparency and professional guidance. That is precisely why a thorough home inspection is so valuable. A qualified inspector systematically examines and tests the home’s systems to determine whether they are functioning properly and in good condition, giving all parties objective information on which to base decisions.

To avoid common pitfalls and truly serve their clients, realtors benefit from understanding home systems, contracts, liens, warranties, operating manuals, common misconceptions, and the practical realities of property ownership. When realtors and home inspectors work together, the transaction becomes smoother, more transparent, and far less risky for everyone involved.
