Common issues with the Roof:
1. Missing, Damaged, or Worn Shingles
This is one of the top issues found in nearly every source.
Signs: Missing shingles, curling/lifting tabs, cracking, blistering, granule loss, or bruising (common from hail in Texas).
Why it matters: Exposes the underlying deck to water, leading to leaks and rot.
Common causes: Age, wind, hail, poor installation, or foot traffic. In DFW, hail and high winds frequently cause this.
2. Flashing Problems
Flashing seals areas where the roof meets walls, chimneys, vents, skylights, or valleys.
Common defects: Missing, improperly installed, corroded, or sealed with caulk instead of metal flashing; gaps or cracks in sealant.
Why it matters: Primary entry point for water leaks around penetrations. Inspectors often flag this as a high-priority repair.
3. Roof Leaks and Water Damage
Inspectors look for active leaks or evidence of past ones.
Signs: Water stains in the attic, on ceilings/walls, or around vents/chimneys; wet insulation or rot in the decking.
Why it matters: Can lead to mold, structural damage, and interior issues if not addressed. Even small leaks worsen quickly.
4. Poor or Inadequate Ventilation
Signs: Insufficient ridge, soffit, or gable vents; blocked vents; signs of condensation or heat buildup in the attic.
Why it matters: Traps moisture and heat, accelerating shingle deterioration, causing ice dams (in colder areas), or promoting mold/rot. Often paired with insulation issues.
5. Sagging Roof or Structural Issues
Signs: Visible sagging in the roof deck or rafters; bowing ridges.
Why it matters: Indicates potential overload (e.g., multiple roof layers), rot, or framing problems. This is a major red flag requiring structural evaluation.
6. Gutters, Downspouts, and Drainage Problems
Signs: Clogged gutters with debris or granules, improper slope, overflowing, or damage; water pooling near the foundation.
Why it matters: Poor drainage causes water to back up under shingles or against the house, leading to leaks and foundation issues.
7. Improper Installation or Multiple Roof Layers
Signs: Shingles not properly overlapped (especially in valleys), wrong materials used (e.g., incorrect ridge caps), exposed fasteners, or more layers than code allows.
Why it matters: Shortens roof lifespan and increases leak risk. Common in DIY or rushed jobs.
8. Moss, Algae, or Biological Growth
Signs: Dark streaks (algae) or green/black moss patches, especially on north-facing or shaded slopes.
Why it matters: Traps moisture, accelerates decay, and can void warranties. More noticeable in humid or shaded conditions but appears in Texas too.
Other Frequent Findings
Plumbing vent/pipe boot issues — Cracked, missing, or poorly sealed boots around vents.
Chimney flashing or crown problems — Cracks or separation.
Lack of maintenance — Debris in valleys, exposed nails, or general wear from age.
Wind or hail-specific damage (especially relevant in Dallas/DFW) — Lifted tabs, creases, or granule loss from storms.
